Private Property Protocol?

Hi All, I'm brand new to relic hunting and was wondering how you all go about approaching a land owner for permission to hunt on his or her property? What, if any, deals do you cut? And what kind of reactions should I be expecting? I'm in Montana if that makes a difference.
